This page provides a range of support options available for homeowners in New Brunswick.

A partnership between the Government of Canada and the Government of New Brunswick, the Canada Housing Benefit is a short-term benefit that provides help to New Brunswickers who work part-time or at lower-paying jobs who are struggling to afford rent. 

There are various funding initiatives made available through the Canada Mortgage and Housing Corporation. 

Canada Mortgage and Housing Corporation Eco Plus, formerly known as Canada Mortgage and Housing Corporation’s Green Home Program, is an initiative to help make low carbon housing choices more affordable. The initiative offers a partial refund of 25% to eligible applicants. 

Eligible New Brunswick households may receive an emergency fuel benefit of up to $550 per calendar year to help cover winter heating expenses. Eligibility is assessed by the Department of Social Development on a case-by-case basis. 

A registered plan known as a first house savings account (FHSA) enables prospective first-time homebuyers to save for their first home tax-free (subject to certain limits).

The First-Time Home Buyer incentive provides a down payment assistance of 5 or 10% of the home's buying price. As a result of the increase in down payment, mortgage carrying expenses will be reduced making homeownership more affordable.

The Canadian federal government offers the GST/HST new housing rebate, which is a program designed to provide a refund on the Goods and Services Tax (GST) or the Harmonized Sales Tax (HST) for newly constructed homes. Eligibility is described on the Government of Canada webpage.

The Prosper Canada’s Benefits Wayfinder is an online tool that helps individuals navigate government benefits. 

The Home Buyers Amount, also referred to as the First-Time Home Buyers’ Tax Credit, is a non-refundable tax credit of up to $750 for first-time home buyers acquiring a ‘qualifying home.’ See attached link for qualifications and details.

The Home Buyers' Plan (HBP) is a federal government initiative that permits individuals to access funds from their registered retirement savings plan (RRSPs) in order to acquire or construct an eligible home, either for themselves or for a family member with a disability. 

The Department of Social Development provides financial support in the form of repayable loans to low- and modest-income families (incomes below $40,000) that require major repairs to their partially constructed homes.  

Forgivable loans are made available through Social Supports NB to homeowners and landlords in New Brunswick.

The Homeownership Program is a New Brunswick program that provides financial assistance to low and modest income fmailies to help them buy or build a modest first home.

The Multigenerational Home Renovation Tax Credit (MHRTC) is a refundable credit to help with the costs of remodeling an eligible home to create a secondary unit that allows a qualifying person—a senior or an adult who qualifies for the disability tax credit—to live with a qualifying relative. A 15% tax credit is available for up to $50,000 in building or renovation expenses, providing up to $7,500 in assistance.

The NB Housing Act is a provincial piece of legislature outlining the laws and regulations surrounding housing in the province.

With financing from the government of New Brunswick, NB Power manages a number of home efficiency improvement initiatives, including the Enhance Energy Savings Program, the Total Home Energy Savings Program, and the New Home Energy Savings Program. The main goal of these initiatives is to assist New Brunswick households in lowering their energy expenses via improved home efficiency.

This program provides funding to homeowners as well as landlords, and is funded by cost-sharing agreements between the province of New Brunswick and the Government of Canada. Financial help is given to repair substandard units, create spaces for adults living with disabilities, and convert non-residential properties into affordable rental housing.
